| Q: | Why North Carolina? |
| A: |
First, Chad Barker has grown up here and knows the area well. Second, this area
has not been plagued by the volatility found in real estate markets such as the
West Coast, Florida, Washington, D.C., and other roller coaster markets.
Those areas volatile for three primary reasons: 1) Geography: oceans, lakes,
rivers, mountains and desert restrict the growth in these areas; 2) Government:
many times government puts restrictions on growth because of lack of infrastructure;
3) Industry: if an area has a large dependency on one particular industry, then
it does well when the industry does well; however, when the industry falters, so
does the local economy.
The areas within North Carolina that we invest in (primarily Raleigh and Fayetteville
areas) have plenty of land, few government regulations, and diverse industry.
Our area of North Carolina has long had slow steady growth, resulting in steady
appreciation. Lack of geographic concerns and a diverse industry keeps the economy
stable.
The Raleigh area continually ranks at or near the top of most lists of best places
to live and start a business.

| Q: | Why single family homes (SFHs)? |
| A: |
This is where we got our start. It is our bread and butter. We have capitalized
on the American Dream of home ownership. The credit crisis has locked so many hard
working people out of the Dream.
So customer demand is the chief driver of this business. As you know, no business
can survive without customers. We now have the largest potential customer base
in our history.
In addition, there is not a lot of competition for SFHs among large real estate
investment trusts and other large investment groups. Lack of well-funded competition
increases our profits.

| Q: | Why not other types of investments
such as apartments, office or retail? |
| A: |
All of those investments (plus many others) are great investments when managed by
the right people with the right know-how.
So the plain and simple truth is: we stick to what we know. We are not going to
branch out and risk your money in areas we know little about.
Apartments are probably the closest thing to what we do. But as we mentioned before,
part of our mission is to create home ownership for our customers. Apartments
cannot do that.
