The two critical things you must be prepared for in our Rent-to-own program:
- You must be prepared to make your payments on time, that is, on the first of each month. You’ll agree that making your payments on time is absolutely essential for you to re-build your credit. And it is a key element in building equity through the monthly option credits.
- You absolutely must be prepared to take on the responsibility of home ownership. We are not looking for people who want to be renters and hopefully get to buy a house one day. We are looking for people who want to be home owners.
As a home owner, the main responsibility is the repair and maintenance of the home.
All homes need repair and maintenance. So, for example, if the air conditioner or heat goes out, you must be prepared to act like a home owner and pay to have it fixed. If you have a plumbing problem, call a plumber, and so on.
You must have room in your budget to make these repairs. Now, many of our customers are employed in some contracting trade, so they can do the work themselves or barter work with someone else they know. But either way, if the house needs maintenance (say, painting or replacing some rotting wood), you must be prepared to take that on.
As long as you make your payments on time each month and maintain the home, we won’t act like a landlord, and we won’t treat you like a tenant.
